Tommy Tune’s delightful terrace-wrapped East Side penthouse is now asking $2M

Off a private cul-de-sac overlooking the East River, the Emery Roth-designed building at 400 East 52nd Street, built in the 1930s by developers Bing and Bing, is as classic Manhattan as it gets. The Beekman/Sutton Place neighborhood has been home to luminaries like Greta Garbo, Noel Coward, and John Lennon, to name just a few; naturally, when 10-time Tony Award winner Tommy Tune discovered the charming garret below the building’s water tower while visiting Shirley MacLaine, he saw his future home. The 87-year-old actor, dancer, singer, theater director, producer, and choreographer has owned the unique penthouse ever since. He listed the terrace-wrapped co-op in 2025 for $2.99 million, the New York Post reports–and just trimmed the ask to $1,995,000.

The Texas-born Tune, who owns another apartment nearby, wrote, created, dined, danced and entertained here, inspired by the 14-foot ceilings and pale oak flooring that frame the lovely rooms within. The great room has plenty of space for dining and dancing.

An open kitchen has a sleek wrap-around dining bar with plenty of storage and counter space. A dishwasher and washer/dryer are tucked in below.

A suitably luminous bedroom suite gets a large and lovely bath with a soaking tub and stall shower. Through-the-wall A/C has been installed throughout for indoor comfort.

The biggest draw of this charming one-bedroom aerie isn’t in the apartment at all. Elegant brick terraces–1,800 square feet, to be exact–wrap the home on three sides, offering al fresco living with breathtaking views of the river and city skyline.

The building is served by an elevator, but you may need to climb 18 stairs to reach the penthouse, as Tune did when he discovered it. The pet-friendly, full-service co-op building is fully staffed with a doorman, live-in super, bike room, storage, and a common garden.
