Windsor Terrace Stable Owner Cries Foul At Leifer Project

Aview Equities founder Abraham Leifer is getting grief from his neigh-bor over a Windsor Terrace development.

The horses at Prospect Park Stable in Brooklyn are growing agitated by Leifer’s work at 57 Caton Place, the owner told Gothamist. The added noise from ongoing work on a 131-unit luxury multifamily project is causing the animals distress, according to stable owner John Quadrozzi Jr.

The property, which is the lone remaining stable in an area once known to house hundreds of horses,  is no longer using the indoor ring nearest to the construction site as a result of the work.  

Quadrozzi said construction’s been going on for six years. He alleged workers have dropped tools and materials on the roof of his facility, damaging his property’s skylights. Quadrozzi also says he can’t make planned upgrades to the stable, including the addition of a cafe.

He’s ultimately filed three lawsuits against Leifer, though only one is ongoing. For his part, Leifer said there is “no more conflict” with Quadrozzi and expects to wrap construction in a couple of months.

Leifer acquired the site in 2014 for $7.2 million. He proposed a 130,000-square-foot development on the site that would stand 95 feet tall with ground-floor retail space and underground parking.

In 2023, lender Parkview Financial filed a lawsuit in Brooklyn Supreme Court against Leifer’s Aview Equities over mortgages at 57 Caton Place totaling $66 million. Aview allegedly defaulted on three loans backed by the development.

Last year, Leifer sold an unfinished hotel project in Downtown Brooklyn through bankruptcy. St. Louis-based Midas Hospitality purchased the property at 291 Livingston Street from Aview for $34.9 million.
