Vacant parking lot in Harlem to become 75 apartments

A vacant parking lot in Harlem will soon become a residential building. Haussmann Development on Monday announced it closed on a land purchase at 16–20 Convent Avenue for $7.5 million. Haussmann plans to build a 10-story residential building with 75 one- and two-bedroom apartments, including 15 affordable units for households earning 60 percent of the area median income.

Designed by NDKazalas Architecture, the project marks Haussmann’s fifth development in northern Manhattan and will be among the first to use both the 485-x tax incentive and the City of Yes Universal Affordability Preference.
Residents will have access to a range of modern amenities, including a fitness center, a tenant lounge, bike storage, a rooftop terrace, and general storage. The building will also include a childcare facility.
With the 10-story building rising in a predominantly low-rise area, residents will benefit from open views and ample natural light. Public transit will be easily accessible, with the property located just two blocks from the 125th Street subway station, served by the A, C, B, and D lines.
Cultural and educational institutions like the Apollo Theater and Columbia University are nearby along with a wide variety of dining options.
“This new development represents our commitment to tackling the housing crisis while creating beautiful and quality homes for our tenants,” Josef Goodman, principal at Haussmann, said.
“We’re proud to get the work started on delivering another mixed-income building to Upper Manhattan – one that will make a lasting impact on the community and serve as a model for fellow developers.”
Haussmann is behind several notable projects in Upper Manhattan and other neighborhoods across the five boroughs. These include The Duke at 521 West 134th Street, a 28-unit building in Harlem; The Eve at 827 Sterling Place in Crown Heights, which offers 76 mixed-income apartments; and Arris Grand at 445 Grand Avenue in Clinton Hill, with 113 units.
Construction is slated to begin at the end of 2025, with completion expected in spring 2027.
