Top Retail Leases NYC in August 2025


The largest retail leases in the five boroughs last month saw some pretty tight competition for the top three spots. Number two on the list is just 1,000 square feet below number one, and number three is only 300 square feet below that (for reference, the fourth position is more than 16,000 square feet below number 3). 

1) Aldi | 312 West 43rd Street | Midtown West | 25,000 sf

The German grocery store chain inked a new lease in the Midtown West building, continuing to bolster its American presence. Esther Bukai of Ripco Real Estate represented the tenant, while Lon Rubackin and Michael Kadosh and Bevan Cohen of CBRE represented the landlords, Taconic Partners and National Real Estate Advisors.

2) Harlem Furniture | 250 Willis Avenue | Mott Haven | 24,000 sf

The furniture retailer signed a new lease in the Mott Haven building, making for its second Bronx location, and its third overall in NYC. Miles Sabbagh, Marc Sitt and Nathan Aballi of KSR represented both the tenant and the landlord, JRM 250 Realty.

3) GMA Accessories | 389 Fifth Avenue | Garment District | 23,700 sf

The apparel retailer signed a new 12-year lease in the Garment District building. Michael Joseph of Colliers represented the tenant, while Max Koeppel of Koeppel Rosen represented the landlord, the Rosen family.

4) Mamo | 885 Third Avenue | Midtown East | 7,000 sf

The restaurant inked a new lease in the Midtown East building. Spencer Levy of CBRE represented the tenant, while Adam Weinblatt of Newmark represented the landlord, SL Green Realty.

5) Stealth NY | 67 West Street | Greenpoint | 5,000 sf

The streetwear label inked a new lease in the Greenpoint building. Corey Cohen of the Roebling Group represented both the tenant and the landlord, Pearl Realty Management.

6) Funzy Play Family Club | 2-20 Malt Drive | Long Island City | 5,000 sf

The indoor play space signed a new 15-year lease in the Long Island City building. Lip Fei Jiang of Chibeca Real Estate represented the tenant. The building’s landlord is TF Cornerstone.

7) Tin’s | 109 Ludlow Street | Lower East Side | 3,600 sf

The restaurant and cocktail bar signed a new 10-year lease in the Lower East Side building. Jordan Cohen and David Scher of Lee & Associates NYC represented the tenant, while Noam Aziz and Carson Shahrabani of Meridian Retail Leasing represented the landlord, Mordehy Haber.

8) Utopia Bagels | 875 Third Avenue | Midtown East | 3,500 sf

The bagel shop signed a new lease in the Midtown East building. Jeff Winick of RTL represented the tenant, while Frank Reiser of Tungsten Property represented the landlord, Global Holdings.

9) Bottega Veneta | 58 Gansevoort Street | West Village | 3,400 sf

The luxury fashion brand signed a new lease in the West Village building. Jared Epstein and Jake Bank of Aurora Capital Associates represented the landlord in house. Aurora Capital Associates owns the building along with William Gottlieb Real Estate.

10) David Yun, Steve Choi & Yong Min Kim | 166 First Avenue | East Village | 3,300 sf

The hospitality group signed a new 10-year lease in the East Village building for an as yet unnamed restaurant. Bobby Ortense and Jacob Mayer of Meridian Retail Leasing represented the tenant, while Greg Goldberg of Meridian Retail Leasing represented the landlord, Highpoint Property Group.
