Top Office Leases NYC in August 2025


This list of the largest office leases saw not one but two appearances from an old co-working favorite: WeWork. Interestingly, the company appears on this list as both tenant and landlord, but which role did it play in the top office lease by square footage of last month? You’ll have to read on to find out.

1) Amazon | 1440 Broadway | Times Square | 259K sf

The ecommerce giant signed on for an expansion in the WeWork-operated Times Square building. A 5-member Cushman & Wakefield team including Theodora Livadiotis and Anthony LoPresti represented WeWork. The building is owned by CIM Group.

2) Piper Sandler | 1301 Sixth Avenue | Midtown West | 140K sf

The investment bank inked a new lease in the Midtown West building. David Kleiner and Lisa Kiell and Barbara Winter of JLL represented the tenant, while Frank Doyle and Andrew Coe, also of JLL, represented the landlord, Paramount Group.

3) Cushman & Wakefield | 31 West 52nd Street | Plaza District | 130K sf

The real estate company, usually featured as a broker on this list, has inked a new lease in the Plaza District building, relocating from their old location at 1290 Sixth Avenue. The building is owned by Paramount Group.

4) Clear Street | 4 World Trade Center | Financial District | 88K sf

The fintech company inked a deal to expand in the Financial District building. Josh Berger of Norman Bobrow & Company represented the tenant, while Keith Cody and Gordon Hough of Silverstein Properties represented the landlord in house.

5) The Farmer’s Dog | 568 Broadway | Soho | 58K sf

The pet food company signed a new lease in the Soho building. Adam Henick and Oded Nachmani of Current Real Estate Advisors represented the tenant, while Howard Hersch, Greg Conen and Brett Harvey of Newmark represented the landlords, Aurora Capital Associates, A&H Acquisitions and Allied Partners.

6) WeWork | 245 Fifth Avenue | Nomad | 55K sf

Continuing the coworking company’s leasing streak after emerging from bankruptcy, WeWork has inked a new lease in Nomad. Aaron Ellison and Travis Milone of Newmark represented the tenant, while a 5-member Newmark team including Scott Klau and Erik Harris represented the landlord, the Moinian Group.

7) American Eagle Outfitters | 63 Madison Avenue | Nomad | 54K sf

The clothing retailer signed an expansion in the Nomad building. A 5-member Savills team including Mitti Liebersohn and Ana Erickson represented the tenant. The building’s landlords are George Comfort & Sons, Jamestown and Loeb Partners Realty.

8) The New York State Office of General Services | 1 New York Plaza | Financial District | 44K sf

The office signed a new lease in the Financial District building on behalf of the New York State Office of Information Technology Services. Steve Siegel, Rocco Laginestra and Liz Lash of CBRE represented the tenant. The building’s landlord is Brookfield Properties.

9) Flexible Finance | 300 Park Avenue South | Flatiron | 41K sf

The fintech company signed a new lease in the Flatiron building. Ryan Alexander and Jared Isaacson of CBRE represented the tenant, while a 5-member Cushman & Wakefield team including ​​Drew Braver and Matthias Li represented the landlord, Rockrose Development.

10) Tempus AI | 11 Madison Avenue | Flatiron | 39.6K sf

The health tech company signed a new 10-year lease in the Flatiron building. Peter Michailidis of JLL represented the tenant, while a 4-member Newmark team including Brian Waterman and Scott Klau represented the landlord, SL Green Realty.
