The Farmer’s Dog Inks Lease At 568 Broadway

The Farmer’s Dog has a new place to curl up — only this kennel comes with Soho views. 

The fresh pet food company signed a five-year lease for 58,000 square feet at 568 Broadway, more than tripling its footprint, the Commercial Observer reported. The brand is taking the entire 10th and 11th floors of the 12-story Prince Building, owned by a joint venture between Aurora Capital Associates, A&H Acquisitions and Allied Partners.

Asking rent was $120 per square foot, according to the outlet’s sources. Other spaces in the building command anywhere from $86 to $108 per foot.

The Farmer’s Dog will relocate from 214 Sullivan Street, where it subleased 19,000 square feet beginning in 2019. 

Founded in 2015 by Jonathan Regev and Brett Podolsky, the company has grown into a $1.2 billion business with 500 employees and offices in Nashville and Boca Raton, in addition to Manhattan. Its subscription model lets customers personalize fresh, gently cooked meals for their pets, blurring the line between kibble and cuisine.

Current Real Estate Advisors’ Adam Henick and Oded Nachmani represented the tenant. Brett Harvey of Newmark represented the owners. 

568 Broadway is one of the largest office properties in Soho, spanning 380,000 square feet. Retailers at the building include GU, Hugo Boss and Ferrari, while office tenants include ZocDoc and Milk Makeup; Group Nine vacated 95,000 square feet two years ago after being acquired by Vox. 

Ownership has since pushed to refill the building, launching a $50 million renovation featuring new lobbies, upgraded elevators and a roof deck. The work follows a February restructuring of the building’s $200 million mortgage, which came months after the loan landed in default when ownership failed to repay the debt at maturity, according to Fitch Ratings.

Tenants signed deals for 3 million square feet last month, up nearly 11 percent from June, according to Colliers.
