Terwilliger & Bartone Take on Project in Hicksville

Terwilliger & Bartone Properties’ love affair with downtown and transit-oriented developments on Long Island is continuing in Hicksville.
The Farmingdale-based firm is planning a $61 million project on Jerusalem Avenue near the town’s high-trafficked train station, Long Island Business News reported. The development will include 106 apartments across its two-acre footprint. Construction is expected to begin in the second half of next year, pending approval.
The four-story Cornerstone Hicksville is working its way through Oyster Bay’s approvals process. Terwilliger & Bartone is in contract to buy the parking lot next to 20 Jerusalem Avenue and the property at 40 Jerusalem Avenue for an undisclosed price; the former is next to a Bank of America building, while the latter is occupied by a deli and laundromat.
The unit mix at Cornerstone Hicksville will include studios, one-bedroom and two-bedroom layouts. Each unit will have its own washer and dryer, while communal amenities will include a fitness center and clubroom. Ten percent of units will be set aside for those earning up to 80 percent of the area median income.
There will also be 200 parking spaces underground and 4,000 square feet of retail space. GRCH Architecture is designing the project, while Greystar will handle leasing and on-site management.
“We’re thrilled to be part of the ongoing Hicksville downtown revitalization,” Anthony Bartone, managing partner of the eponymous firm, told the publication. It is expected to seek a PILOT agreement with the Nassau County Industrial Development Agency.
Downtown Hicksville is benefiting from a 2021 rezoning and a $10 million grant awarded four years prior for the revitalization of the district. Across the street from Terwilliger & Bartone’s proposed project, Alpine Residential is developing a property with 189 apartments and 7,790 square feet of retail space.
The town also recently broke ground on an $11.6 million project to improve the public areas around the Long Island Rail Road station.
Other recent multifamily developments for Terwilliger & Bartone include projects in Farmingdale, Hauppauge, Lynbrook and Westbury. A 50-unit project is also lined up near the Kings Park LIRR station.
