Sustainable rental in Greenpoint opens lottery for 251 apartments, from $1,537/month

Here’s a chance to live on the Greenpoint waterfront at the largest geothermal residential project in New York. A lottery opened this week for 251 mixed-income apartments at the Riverie, a five-building development at 18 India Street with over 800 apartments, wellness-focused amenities, and a sustainable design. Also known as 1 Java Street, the development is fully electric and has a geothermal system that reduces carbon emissions by over 50 percent compared to traditional systems. New Yorkers earning 70, 125, and 130 percent of the area median income can apply for the units, priced from $1,537/month for studios to $4,395/month for two bedrooms.

Developed by Lendlease and designed by Marvel, the complex consists of five buildings, including a 37-story tower and a 20-story tower connected by a mid-rise podium that spans an entire city block, with frontages on India, Java, and West Streets. The property delivers 834 rental units to the neighborhood, 30 percent of which are designated as affordable.

The development also includes roughly 13,000 square feet of retail space along West Street and the waterfront.

Apartments feature energy-efficient appliances, Caesarstone countertops, built-in shades, in-unit washers and dryers, smart thermostats, keyless entry, floor-to-ceiling windows, and private outdoor space in select units.

Amenities include a co-working lounge with conference rooms and private call booths, a fitness center with a yoga studio, sauna and locker rooms, a residents’ lounge, demonstration kitchen, speakeasy, music room, podcast room, children’s playroom, pet-washing station, and bicycle storage.

Outdoor amenities include a pool, fitness deck, barbecue stations, and an open-air, landscaped courtyard.

The development includes a new public waterfront esplanade that will reestablish Greenpoint’s direct connection with the East River and features a “living shoreline” designed to protect the site from flooding events.

The Riverie uses a “vertical closed-loop geo-exchange system” that vastly decreases carbon emissions from heating and cooling by 53 percent compared to traditional systems, completely eliminating the need for natural gas, according to CityRealty. The project is the largest geothermal residential project in the state.

The project is pursuing LEED Gold certification, WEDG Waterfront Certification, Fitwel Certification, and Energy Star Certification.

Lendlease acquired $4 million in funding from the state’s Energy Research and Development Authority to build the geo-exchange system at 1 Java Street. The building topped out in September.

Last month, the project received a fresh rebranding and was officially named “The Riverie,” accompanied by a set of new renderings.

Leasing is set to begin this year, with Douglas Elliman Development Marketing as the exclusive agent for the market-rate rental residences. Capricorn Retail Advisors, led by Joel Dabu and Ryan Schimel, will be the exclusive agent for the ground-floor and waterfront retail spaces.
