Sunset Park rental with bike storage hub opens lottery for 48 apartments, from $649/month

A housing lottery launched this week for 48 mixed-income apartments at a new mixed-use development in Sunset Park. Rising 14 stories at 201 25th Street, One Sunset offers contemporary residences and amenities, including New York City’s first secure indoor bike storage hub. New Yorkers earning 30, 60, and 130 percent of the area median income can apply for the units, with rents ranging from $649 to $3,640/month for one-bedrooms, $762 to $1,715/month for two-bedrooms, and $1,963/month for three-bedroom apartments.

Developed by Ailanthus, BEB Capital, and SK Development, the 187-unit building offers state-of-the-art amenities, including a fitness center, game and media lounge, co-working space, private dining and entertainment areas, and a rooftop garden with sweeping city views.

Additional amenities include a dog-washing station, shared laundry facilities, and assigned parking. Each apartment comes with a washer and dryer and high-end kitchen appliances.

One Sunset also includes 6,200 square feet of ground-floor retail space and a Community Benefits Agreement that guarantees lasting benefits for the neighborhood, including local jobs, Minority- and Women-Owned Business Enterprise (MWBE) contracting, and green infrastructure improvements.

Designed by Dencityworks and Alchemy Studio, the building will also house an indoor bike storage facility, operated by Brooklyn-based micromobility company Oonee. The first of its kind on the East Coast, the facility includes space for 95 bikes and offers battery swapping, charging, and bicycle repair services.

Nearby public transit includes the R subway line, just steps from the 25th Street station, along with several bus routes.

To guide potential affordable housing lottery applicants, the Fifth Avenue Committee will host three information sessions in October and November. The first session will be held virtually on October 16 at 6 p.m. Learn more here.
