Prospect Heights Townhouse Inks Top Brooklyn Contract

A restored townhouse with an elaborate garden topped the signed deals in Brooklyn’s luxury market last week.
In total, the borough netted 28 contracts — six condos, two co-ops and 20 townhouses — with a total volume of $89 million from June 9 to June 15, according to Compass’ weekly report of contracts for homes asking at least $2 million. The previous week saw 23 contracts signed for $70 million.
There were 19 luxury contracts signed for $71 million during the same week last year.
The Prospect Heights townhouse at 177 Prospect Place had a last asking price of $6.5 million. The 1871 home sits on a 162-foot lot, allowing for a 100-foot-long sculpture garden in the back. The fully irrigated garden is full of repurposed items, from a 1960s gas fireplace used as a bench to an antique printing press used as an accent piece.
The home still has its original parquet floors, marble fireplaces and mantelpieces, etched glass and walnut banisters. The stone foyer was cut from the last slab of marble from the Empire State Building lobby.
The 3,800-square-foot home also has 2,690 square feet of unused floor area ratio (FAR), subject to Landmarks Preservation Committee approval. It has four bedrooms and three full bathrooms.

A historic townhouse in Park Slope also scored a contract with an asking price of $6.5 million. Spanning 3,630 square feet, the home has four bedrooms and three full bathrooms.
The parlor floor has original details including ceiling medallions, a mantled fireplace and a restored central case. A floor below, the dining room has 18-foot ceilings with a full wall of floor-to-ceiling glass that frames a private patio with a built-in barbecue.
The gut-renovated home at 45 Park Place has a mix of herringbone oak floors and restored flooring across its four stories.

Contracts signed last week had a median asking price of $2.6 million and an average price per square foot of $1,384. Discounts rose to 3 percent, the highest weekly mark since the first full week of March.
