A decade and $17 million in price cuts later, a Tribeca penthouse finally landed a closed deal.
Unit PH2 at 111 Murray Street closed for $28.1 million, or roughly $3,800 per square foot, according to public records. The condo’s final sale price was a far cry from the $45 million the developers once sought in the offering plan.
The buyer, whose identity is shielded by a trust, signed a contract for the five-bedroom apartment earlier this summer. At the time, its asking price was just under $34 million. The unit hit the market in 2018 with a $40 million asking price, which was raised to $45 million in May 2024 and dropped to the last asking price about five months later, according to StreetEasy.
The 63rd-floor home spans 7,500 square feet and has six bathrooms and a terrace. It also features a private elevator landing and floor-to-ceiling windows with views of the Hudson River and Manhattan skyline.
One of the listing brokers, Douglas Elliman’s Noble Black, declined to comment on the sale. Elliman’s Raphael De Niro, who shared the listing with Black, did not immediately respond to a request for comment.
The penthouse is one of two pinnacle homes at the 157-unit building, which launched sales in 2015, and the first to snag a deal. The other penthouse, known as PH1, is not on the market, but its price is listed at $50 million in the latest amendment to the offering plan submitted last May.
The Witkoff Group, Fisher Brothers and New Valley Ventures bought the development site, once a St. John’s University satellite campus, for $200 million in 2013. Two years later, the developers scored a $445 million construction loan from a group including Blackstone, M&T Bank and Deutsche Bank. The Blackstone Group also approved a $650 million inventory loan in 2017.
Among the initial wave of buyers at the tower were e-commerce entrepreneur Bennett Carrocio, who paid $14 million for Unit 57 West, and President Donald Trump’s former lawyer, Michael Cohen, who bought a 19th-floor unit for roughly $7 million.
