ODA’s pixelating concrete condo near Billionaires’ Row prepares to launch sales, studios from $1.4M

A new condo in Midtown East wants to humanize Billionaires’ Row living. Designed by ODA, the Malabar Residences at 126 East 57th Street rises 28 stories in cascading cast-in-place concrete tiers, described by CityRealty as a “playfully pixelated totem of apartments.” The architects integrate the building with the streetscape with two entrances and public-facing retail, while promoting the idea of “vertical living” for residents by dispersing shared spaces throughout the tower. Sales are set to launch for the Malabar’s 145 residences, with initial pricing starting at $1.4 million for a studio and going up to $12.5 million for a three-bedroom penthouse.

Developed by Anand G. Mahindra’s MRR Development, the Midtown East tower is a take on India’s Malabar coast, known for its history as the center of the spice trade and global commerce. According to the developer, the building echoes a “multicultural meeting place, exotic elegance, and refined taste.”

ODA implemented its signature stacked-box design, which allows for daylight, views, and outdoor access across the building in a dense part of Manhattan.

Taking up a full city block from 56th to 57th Street, Malabar has two entrances, one with a five-story light-filled atrium and another with a porte cochere for private drop-off and departures. There will be retail spaces at Lexington Avenue and 56th Street.

The residences feature a warm interior palette of natural wood and stone, as well as custom Italian white oak cabinetry, Taj Mahal quartzite countertops, and dark marble and gold fixtures in select powder rooms. Notably, 100 of the 145 residences will have private outdoor space in the form of balconies, loggias, terraces, or roof decks for the penthouse units.

The amenity spaces will be found on multiple levels, designed to engage residents. There are landscaped terraces, rooftop gardens, lounges, an indoor pool, and a fitness center.

The offering plan was recently approved by the New York Attorney General’s Office. Initial pricing starts at $1.43 million for a studio, $1.93 million for a one-bedroom, $3.39 million for a two-bedroom, and $5.5 million for a three-bedroom. A three-bedroom, three-bath penthouse measuring nearly 2,800 square feet is listed at $12.5 million.

Douglas Elliman will lead sales and marketing of the Malabar Residences.
