NYC Top Real Estate Deals: Tuesday, June 3, 2025


In New York City, there were about 177 deals recorded, totaling about $262.4 million.

🏆 Residential: The top residential deal recorded was for a condominium unit at 138 East 50th Street in Turtle Bay. Erika Denour Nations, a dentist, and Jean Mario Nations Martin, who works in technology investing, bought the pad for $6.6 million, below its nearly $10 million asking price. Ceruzzi Properties developed the tower, which has 124 residences. Douglas Elliman’s Bertrand Buchin, Connor Cuccinelli, Glenn Davis and Joan Swift represented the developer in the deal.

🏆 Commercial: The top commercial deal recorded was in the Garment District. A company tied to Investcorp offloaded two office buildings for $40.8 million for a significant loss during a short sale. A 14-story building at 256 West 38th Street traded for $21.5 million, and a property at 229 West 36th Street, which stands 12 stories tall, sold for $19.3 million. The buildings’ buyers were holding companies linked to Empire Capital. The properties previously traded for a combined $156.8 million.

📊 Commercial: In Ditmars Park, a 38-unit apartment building at 323 East 19th Street traded hands for $13.1 million. The seller, a company affiliated with developer Berel Farkas’ Lightstone Management, bought the site in 2015 for $1.3 million before constructing the multifamily complex there. The buyer of the rent-stabilized property was Francis Greenburger’s Time Equities. The purchase marks the firm’s first rental buy since 2014.

📊 Commercial: A holding company affiliated with Canvas Property Group parted with a four-story walk-up at 286 Fifth Avenue in Park Slope for $9 million. The buyer was a company linked to Jade Century Properties’ Xiaorong Zhai. The building, which dates to 1920 and has 22 units, last traded for $8.3 million in 2018.

📊 Commercial: A four-family house at 74 Carroll Street in the Columbia Street Waterfront District sold for $6.4 million. The seller, 74 Carroll Realty LLC, had owned the building since 2022, when it was acquired for $2.3 million. The buyer was Third Place Brooklyn LLC.

📊 Residential: Nin Shadow LLC scooped up a condominium unit at 152 Elizabeth Street in Nolita for $5.6 million or roughly $2,800 per square foot. The seller was Om 152 LLC. The shell company, managed by Maxwell Joseph, bought the unit in 2018 for $5.5 million. The nearly 2,000-square-foot unit hit the market in 2023 for just under $6 million. Compass’ Amy Mendizabal and Calli Sarkesh had the listing.

📊 Residential: In Chelsea, a 1,400-square-foot sponsor unit at The Witkoff Group and Access Industries’ 500 West 18th Street sold for $5 million — about $3,600 per square foot — to a trust tied to Freya Eduarte, wife of the late Philippe Courtot, who was the chairman and chief executive officer of Qualys. Eduarte is also president of the Eduarte Courtot Foundation, which helps impoverished children with educational opportunities.
