New York Top Real Estate Deals: Thursday, July 24, 2025

There were 246 deals, totaling about $404 million, recorded in New York City on Thursday, July 24, 2025.

🏆Residential: The top residential sale recorded in New York City was for a penthouse at 15 East 30th Street in Nomad. Just Around Town, LLC paid $21.5 million for the unit, located in the newly built Madison House, developed by JD Carlisle Development and Fosun International. The condo spans about 5,200 square feet and has four bedrooms, five and a half baths and a great room with 23-foot-high ceilings. The deal works out to about $4,100 per square foot. The most recent asking price for the pad was $25 million, with Douglas Elliman’s Justin Tuinstra as the listing agent. 

🏆Commercial: The priciest commercial transaction recorded was for a warehouse in Tribeca. Sofia Bros., which has been selling off storage and industrial properties as part of a bankruptcy case, parted with a warehouse that it had owned since the 1960s at 139 Franklin Street for $43.5 million. The buyer was an affiliate of TPG Angelo Gordon. Storage Post, based in Atlanta, recently picked up three self-storage properties from Sofia Bros. for $100 million.

📊Commercial: In Flatbush, a 30,000-square-foot industrial property at 224 Clarkson Avenue changed hands for $20 million. The sellers were entities tied to Global Asset Management’s Albert Rabizadeh and investors Mehrdad Kahan and Said Makhany. The buyer was an LLC named after the building’s address. Valley National Bank provided a $15 million mortgage for the deal, which works out to roughly $670 per square foot.

📊Commercial: Newark, New Jersey-based United Square Links paid $13 million — about $670 per square foot — for an office building at 2710 Broadway in Manhattan Valley. The three-story, 14,900-square-foot building is home to a CityMD location. The seller, an affiliate of Prana Investments, paid $6 million for the site in 2007.

📊Residential: GV118 Holding LLC dropped $10.8 million on a condo and storage unit at 118 West 13th Street in Greenwich Village. Slate Property Group redeveloped the landmarked, seven-story property into condominiums. The unit’s asking price was about $10.7 million. Compass’ Leonard Steinberg, Amy Mendizabal, Calli Sarkesh, Herve Senequier and Niklas Hackstein had the listing.

📊Residential: Yuan Gao purchased a sponsor unit at Related Companies’ 15 Hudson Yards for $8.5 million. The nearly 3,000-square-foot unit hit the market at first in 2017 with an asking price of $12 million. Its most recent list price, set in January 2024, was just under $9 million. Corcoran’s Hottinger Team and Arsic Lau Team had the listing.

By the Numbers: Home sellers see profit margins rise nationwide in Q2

U.S. home sellers in the second quarter saw their profits tick up — an improvement from the quarter before.

The largest gains were seen in Hilo, Hawaii, which rose by about 24 percentage points, which was the highest gain in the country, according to a new report from real estate data provider ATTOM.

Nationwide, home sellers took in a 50 percent profit during the second quarter. That is up about 1 percentage point from the first quarter of the year. However, it is also down by nearly six percentage points year over year, according to ATTOM, continuing a trend since the spring of 2022.
