New York Top Real Estate Deals: Thursday, Aug. 14, 2025

🏆 Residential: Once again, a Billionaires’ Row condominium notched the top recorded residential sale in New York City. Charles B. Moss, Jr., a Broadway producer and the co-founder of entertainment firm Bow Tie Partners, picked up a sponsor unit at 50 West 66th Street in Lincoln Square, which was developed by Gary Barnett’s Extell Development Company. The price was $16.8 million, or about $3,700 per square foot. The unit measures just over 4,500 interior square feet and has five bedrooms and five bathrooms. Corcoran’s Hilary Landis and Beth Benalloul had the listing.

🏆 Commercial: The Big Apple’s top commercial deal recorded was in Brooklyn. A commercial condo at the Triangle Junction mall at 1600 Flatbush Avenue changed hands for $41 million. The seller was Lester Petracca’s Triangle Equities, which developed the property in 2009. The buyer of the nearly 64,000-square-foot retail condo was Parviz Farahzad, according to Traded, which also noted that Colliers’ Andrew Jacobs, Jacklene Chesler, Patrick Norris and Philippe Jomphe were the brokers on the deal. Aldi inked a 20,000-square-foot lease at the mall in 2021.

📊 Commercial: Honda of the Bronx sold another commercial property at 2543 East Tremont Avenue to Joshua Aaronson’s Island Auto Group for $16 million. Aaronson also recently acquired a service location from the Bronx dealership at 1133 Zerega Avenue for $16 million.

📊 Commercial: For $15.8 million, the Cayre Group sold two apartment buildings to the Carlyle Group. The buildings, at 269 Washington Avenue and 238 Hall Street in Clinton Hill are around the corner from each other and have 10 units each. They were built in 2016. At the Hall Street property, the asking rent for a two-bedroom apartment that went off the market in July was $4,650. At the Washington Avenue building, a three-bedroom unit was listed for $6,400 in July.

📊 Residential: Extell notched another sale at 50 West 66th Street. Andrew and Stacey Feller dropped $11.7 million on a 3,900-square-foot, five-bedroom pad at the luxury tower. The deal works out to roughly $3,000 per square foot. Landis and Benalloul, with Corcoran, again had the listing. 

📊 Residential: Frederic and Melissa Dassori scooped up a townhouse at 131 East 95th Street on Carnegie Hill for $9.5 million, above its asking price of just under $9 million. The sellers were George and Leslie Biddle, who bought the home in 2010 for $3.5 million. The five-story property dates to 1910 and spans 5,300 square feet. It has four bedrooms, a garden and a built-in barbecue area. The home went on the market in March with Landis, Benalloul and Caroline Shalloe, all with Corcoran.

By the Numbers: Foreclosures surge across U.S. cities

Foreclosure filings last month were 13 percent higher than they were at the same time last year, according to a report from real estate data firm Attom. Overall, there were more than 36,000 such filings, which include default notices, scheduled auctions or bank repossessions. That means one in every 3,939 housing units had such a filing.

Among the most populous metropolitan areas in the U.S., three-quarters saw their foreclosure filings surge year over year, and just 14 of these regions saw foreclosure activity drop during this time. (The Real Deal analyzed Attom’s foreclosure data for the 56 cities that have populations of at least 1 million residents.)

New York, the country’s largest metro area, experienced a decline of about 16 percent in foreclosure activity compared to the year before. In that region, one in every 4,474 homes has a foreclosure filing.
