There were 182 deals, totaling about $303 million, recorded in New York City on Friday, Aug. 1, 2025.
🏆Residential: The top residential sale recorded in New York City was for a co-op at The Stanhope at 995 Fifth Avenue on the Upper East Side. The parties in the deal were two LLCs. The buyer paid $22 million for the full-floor unit, which sold at a loss as the seller purchased the co-op in 2012 for $27.3 million. The unit can have up to nine bedrooms and it measures about 8,400 square feet. The deal works out to more than $2,600 per square foot. Carrie Chiang and Andres Perea-Garzon with Corcoran had the listing. The residence had been on and off the market since at least 2022, when it was listed for $29.5 million with Douglas Elliman. Its most recent asking price was $24.3 million.
🏆Commercial: The priciest commercial transaction recorded was a tie for $13.5 million. In the West Village, Winston & Lola Real Estate LLC shed a five-unit walk-up at 10 Saint Luke’s Place/79 Leroy Street, also known as the exterior of the Huxtable home on The Cosby Show. The buyer was Benny and Angelina LLC. The seller had owned the property since 2015, when they purchased it for $10 million. In Gramercy Park, a six-story, 18-unit walk-up at 317-319 Second Avenue also traded hands for $13.5 million. The seller was an affiliate of Terrence Lowenberg’s Icon Realty Management and the buyer was an LLC named after the building, which last sold in 2011 for $4.8 million.
📊Residential: Mitchell Borrow scooped up a condo unit at Sackman Enterprises’ 15 West 96th Street on the Upper West Side for $7.1 million. The 2,700-square-foot sponsor unit has three bedrooms, three bathrooms and two private outdoor spaces. The deal works out to more than $2,600 per square foot. Compass’ Shane Boyle, Theresa Persaud, Will Ortman and Francesca Paone had the listing.
📊Residential: Joseph Cassanelli, senior managing director at Blackstone, dropped $6.6 million — more than $3,100 per square foot — on a sponsor unit at the Waldorf Astoria residences at 301 Park Avenue in Midtown. The two-bedroom, two-and-a-half bathroom unit, which has a den overlooking St. Bartholomew’s Church, spans 2,100 square feet. Dajia US took over redeveloping the property, which had suffered a series of setbacks, from Angbang Insurance Group. Douglas Elliman’s Loretta Shanahan, Kai Wong, Noble Black and Sabrina Saltiel had the listing. The last asking price for the pad was $7.1 million.
📊Residential: A trust linked to David and Martha Zornow picked up a sponsor unit at 200 Amsterdam Avenue, developed by SJP Properties, in Lincoln Square. The couple paid $6.4 million for the more than 2,200-square-foot, three-bedroom residence. David Zornow is a white-collar defense attorney who once served as an assistant U.S. attorney for the Southern District of New York, and Martha Zornow is a professor at Quinnipiac University. The condo has been on and off the market since 2019, when its initial asking price was $6.8 million. Serhant’s Peter Zaitzeff, Jamie Hannon and Donna Strugatz had the listing.
