Inside an Inwood rental with lush green space and a performing arts center

A huge mixed-use development in Upper Manhattan brings together affordable housing, a new performing arts space, and lots of green space to a single project. Taking up a full block on West 206th Street in Inwood, the Miramar is home to nearly 700 apartments, 85,000 square feet of amenities, and the future permanent home for the immigrant-centered People’s Theatre. As leasing continues for the building’s 417 market-rate apartments, 6sqft got an exclusive peek at Miramar’s beautiful amenities, which include two landscaped courtyards, a meditation garden, terraces, and a rooftop with skyline views.
Developed by LMXD, MSquared, and Taconic Partners and designed by Beyer Blinder Belle, Miramar offers 698 apartments, with 40 percent designated affordable for households earning 40, 60, or 80 percent of the area median income. An additional 10 percent of units are set aside as workforce housing for those earning 120 percent of the area median income.
Pricing for the market-rate apartments starts at $3,125/month for studios, $2,950/month for one bedrooms, and $4,450/month for two bedrooms. After three months, the building is over 30 percent leased, and move-ins have begun.

Miramar boasts expansive indoor and outdoor amenities, including an elevated rooftop with multiple grilling stations, private dining areas, communal seating, pergolas, and 360-degree views of Inwood Park, the Manhattan skyline, and the Harlem River.


Two landscaped terraces on the 11th floor provide more open-air relaxation opportunities, with a misting system, sunbathing and lounging areas, and additional grilling and dining areas.
Residents also have access to two courtyard gardens, each with a lawn and seating, as well as a ground-floor indoor meditation garden with a walking path.

Indoors, residents can enjoy a cutting-edge fitness center with oversized windows and top-of-the-line equipment such as Peloton spin bikes, cardiovascular and strength training machines, and a yoga studio.


A co-working space is also available, with private phone booths, conference space, and lounge seating.
The property offers several recreational activities, such as a billiards and gaming lounge, a media lounge, two private party rooms with wet bars, a multi-sport simulator, a karaoke lounge, and a music studio.

Miramar will become a permanent home for the People’s Theatre, Manhattan’s largest performing arts organization north of Harlem. The institution offers ensemble-based, multilingual, and multigenerational programming, providing an artistic platform for immigrants and people of color.
Construction on the new theater began in October 2023. Designed by the woman- and immigrant-owned firm WORKac, with theater and acoustics consultant Charcoalblue, the center has a flexible midsize theater, a smaller performance venue, rehearsal studios, a soundproof practice room, gallery space, and areas for educational programming.
As 6sqft previously reported, the theater was promised as part of the Inwood rezoning plan, approved by the City Council in 2018.
The People’s Theatre is expected to debut its first production in September 2026.
The complex also includes neighborhood retail and parking. The development takes its name from a historic Inwood pool that opened in the 1920s as the world’s largest outdoor saltwater pool and served as a vital community space until it was torn down in the 1970s, according to My Inwood.

The $416 million development uses all-electric heating and cooling to align with city and state carbon-reduction goals. It is pursuing LEED BD+C Silver certification and meets the new sustainability standards created by NY State Homes and Community Renewal in 2022.
