Hell’s Kitchen rental opens lottery for 13 apartments, from $2,500/month

A housing lottery launched this week for 13 middle-income apartments at a residential tower in the heart of Hell’s Kitchen. Located at 360 West 43rd Street, the 23-story building offers luxury apartments and amenities like a rooftop terrace and fitness center in prime Midtown West. New Yorkers earning 130 percent of the area median income can apply for the units, priced from $2,500/month studios to $3,800/month two bedrooms.

Developed by the Brodsky Organization and designed by SLCE Architects and Robert Cane in 2002, the building has 256 residences. According to CityRealty, a market-rate studio at the building is currently asking $3,700/month.
Originally called “The Presidential,” the property features a main tower on 42nd Street, a 10-story mid-rise on 43rd Street, and a four-story wing extending to Ninth Avenue. A landscaped courtyard separates the main buildings, which are linked by a glass-enclosed walkway. The ground floor is currently occupied by a TD Bank and Mattress Firm.
Apartments are equipped with floor-to-ceiling windows, hardwood floors, granite countertops, stainless steel appliances, and marble-tiled bathrooms, according to W42ST.
Brodsky acquired an $82 million mortgage for the property in April 2022, according to city property records.

Amenities include a rooftop terrace, fitness center, garage, bike storage lockers, a shared laundry room, doorman and concierge service, and a pet-friendly policy.
Nearby public transit options are abundant, with 15 subway lines at 42nd Street and easy access to the Port Authority Bus Terminal.

Qualifying New Yorkers can apply for the apartments until April 21, 2025. Complete details on how to apply are available here.
