East Hampton Mansion Seeking $80M Finds Mystery Buyer 

An East Hampton mansion found a buyer — and possibly one of the year’s priciest deals. 

The estate at 105 Lily Pond Lane was sold in an all-cash deal to a mystery buyer after asking $79.5 million, the New York Post reported

The deal was inked for less than the asking price, but could be the most expensive Hamptons sale in 2025. A seven-acre property at 370 and 372 Further Lane snagged the local record when it traded in February for $70 million, or $7,000 per square foot. The property initially asked $89 million. 

With 11 bedrooms and 10 bathrooms, the 8,400-square-foot home sits on 2.85 acres of waterfront property. Included in the sale is the 1.85-acre vacant, non-oceanfront lot next door, which the owner has the option to build on. 

The listing broker was Ed Petrie of Compass, and the buyer was represented by the Agency’s Dana Trotter.  

The home on Lily Pond Lane was originally built in 1916 for President Franklin D. Roosevelt’s Secretary of the Treasury, William H. Woodin, and goes by the name of “Dune House,” in a nod to its position overlooking the Atlantic, according to the listing. 

The sale comes during a strong season Out East, as the luxury market has had a record-breaking year. In the first quarter, median sales price rose above $2 million for the first time, and there have been 895 sales so far this year, up 31 percent from last year, according to Miller Samuel’s quarterly report for Douglas Elliman. 

The luxury market appears to be rebounding from last year, when only one home closed above the $50 million threshold, according to analysis by The Real Deal

Elsewhere in East Hampton, a two-property compound seeking $42 million is in contract, and Vitamin Shoppe founder Jeffrey Horowitz and his wife are seeking $89 million for their Sagaponack estate.
