Cloudflare Signs Sky-High Office Lease at 1 WTC
A tech firm has set up shop in a sky-high office at One World Trade Center.
San Francisco-based IT services firm Cloudflare signed a lease to occupy 34,000 square feet at the Financial District building, the Commercial Observer reported. The lease was first disclosed in a quarterly report published by the Alliance for Downtown New York.
Details surrounding the lease are not public. It’s unclear how much Cloudflare is paying, how long its lease is and even what floors it will be occupying. None of the involved parties responded to the outlet’s requests for comment.
But Cloudflare has already moved in, according to a LinkedIn post from the company’s head of real estate. Caroline Quick said in the post the space gives the company the titleholder of “the highest office space in the Western Hemisphere.”
The developer only recently made the 89th and 90th floors of the building available for lease; the spaces at the top of the tower have been utilized for various purposes, but never before marketed to office tenants.
Durst was reported in May to be seeking rents in the ballpark of $160 per square foot for those two floors, more than triple the average asking rent in Downtown Manhattan, according to CBRE data as of mid-May.
Other tenants at the 3.1 million-square-foot property, co-owned by the Port Authority of New York and New Jersey, include Conde Nast, Wunderkind Corp. and Energy Capital Partners. This year, Masterworks agreed to take 37,000 square feet on the 57th floor of the property, subleasing the space from mortgage lender Network Capital.
The property was 95 percent occupied as of mid-May.
Tenants signed deals for 3 million square feet in July, up almost 11 percent from June, according to a Colliers report. The borough is on pace for 40 million square feet of leasing activity by year’s end, a level not seen since 2019.
