Brooklyn Townhouses Asking $10M+ Enter Contract 

Two Brownstone Brooklyn townhouses asking over $10 million scored contracts last week. 

The first, a 6,500-square-foot home asking $14.5 million, was Park Slope’s most expensive listing at the time it went into contract. It was one of 20 homes that went into contract between Aug. 11 and Aug. 18, according to Compass’ weekly report for contracts signed on homes asking at least $2 million. 

Those homes had a total contract volume of $83 million, up the previous week from $59 million. 

It first earned the title of priciest listing when it hit the market asking $18 million in May 2024 with Brown Harris Stevens.

The sellers, Jeanne and Dennis Masel, cut the price at the start of this year to $17 million before re-listing it with Compass’ Tim Malone at $16.5 million in April and dropping the price again to $14.5 million at the end of May. 

If it sells for its last asking price, it would still claim Park Slope’s most expensive townhouse sale. That record currently belongs to 53 Prospect Park West, which sold for $13.5 million in December 2023 after initially asking $30 million when it hit the market in 2021. 

The five-story home at 535 1st Street has five bedrooms and three bathrooms. The Masels, who bought the home for nearly $6 million in 2007, undertook a four-year renovation beginning in 2018 with Leroy Street Studio. 

The garden level features a chef’s kitchen with an 18-foot marble island and a sunken den with a gas fireplace and direct garden access. The parlor level has a living room with a second gas fireplace, an open library with glass walls looking out to the backyard and a private screening room. 

The third floor is dedicated to the primary suite, which has a walk-in dressing room, private terrace and en-suite bathroom. The top floor has more living space with retractable glass walls leading to two terraces. 

The second priciest contract last week went to a Cobble Hill townhouse at 57 Wyckoff Street in an off-market deal. The sale closed for $10.45 million, according to public records. 

The five-story, 25-foot wide townhouse features five beds, four full bathrooms and spans 6,000 square feet. The home comes with a large back garden and a hot tub on the top floor roof deck, according to a previous listing. 

The home previously sold for $9.4 million in 2022, after originally hitting the market asking $14 million in 2021.

Serhant’s Ravi Kantha and Cameron LeCates had the listing. Douglas Elliman’s Aran Scott brought the buyer. 

There were eight contracts signed for condos and 12 for houses last week, which had a combined median asking price of $3 million and average price per square foot of $1,494.
