Brooklyn Heights Townhouse Asking $8.6M Trades Off-Market
An off-market townhouse scored Brooklyn’s top contract last week.
The Brooklyn Heights townhouse was one of 16 contracts — five condos and 11 townhouses — that went into contract between Aug. 3 and Aug. 10, according to Compass’ weekly report for contracts signed on homes asking at least $2 million. The total contract volume was $59 million.
The borough saw 18 contracts signed for $52 million in the previous week, and during the second week of August last year there were 13 contracts signed for $42 million.
The 5,400-square-foot home asked $8.63 million. The home has five bedrooms, along with a chef’s kitchen overlooking the back garden. It has a finished basement and a custom home gym.
Serhant’s Ravi Kantha had the listing along with Cameron LeCates. Kantha, who joined the brokerage last year after roughly nine years at specialty townhouse brokerage Leslie J. Garfield, said he thinks it is the most expensive sale for a Brooklyn townhouse less than 18 feet wide.
There was no buyer’s agent on the deal.
The seller bought the home in 2020 for $6.3 million from a developer, who paid $3.2 million in 2014 and commenced an extensive gut renovation.
The second priciest contract in Brooklyn went to a newly constructed townhouse at 38 Garfield Place in Park Slope, which asked $6 million.
Spanning 4,000 square feet, the home has four bedrooms, five full bathrooms and three powder rooms across five levels.
The garden level has a great room with a double-height ceiling and oversized windows that open onto a large back patio. The primary suite has a bedroom that opens onto a private terrace and a pass-through dressing room. The spa-inspired bathroom features side-by-side rain showers and freestanding deep soaking tub.
The seller, Minerva Development, bought the property for $1.85 million in 2024.
