A sprawling mansion featuring grand marble staircases and gold-leaf molding imported from Italy just hit the market for $25 million.

The property at 220 77th Street is the priciest listing in Brooklyn, according to Zillow, outshining even a $20 million townhouse in Brooklyn Heights — the usual culprit for the borough’s eye-popping price tags.
The five-bedroom south Brooklyn abode is sure to draw attention with its chateau-like grandeur and eight-figure ask, though it’s unlikely to fetch such a high sum.
A deal at that price would be more than three times the neighborhood’s record trade of $7.4 million; Car dealership executive Carmelo Giuffre and his wife, Marianna, initially sought $15 million for their waterfront mansion in 2018 but settled for roughly half that when they offloaded the home two years later.
Douglas Elliman’s Alexander Boriskin, one of the listing agents, pushed back against the idea that the asking price was so far flung. He said values in the neighborhood were understated, as many of its largest homes have been passed down through the generations without ever hitting the market.
“I hope it sells for that,” Boriskin said of the mansion’s asking price.
He added that he’s had other conversations with owners in the area who are considering listing their properties for $9 million or $10 million, signaling that the latest set of inheritors may be ready to part with their legacy homes.
The French-inspired home is the creation of cosmetic dentist Dmitry Epelboym, who bought the property in 2010 for just $1.3 million. After the purchase, he demolished the existing home and spent the next seven years building the home from the ground up and decorating it with materials he sourced from his world travels, Boriskin said.
Some of the mansion’s standout features include a massive star-shaped stained-glass skylight, as well as a sauna and hammam. It also has six bathrooms, a chef’s kitchen, a garden and multiple terraces.
“It’s definitely one of a kind,” Boriskin said. Elliman’s Michael Lorber and Ammanda Espinal are also representing the seller on the listing.
Epelboym is selling the home after his daughter moved out to start her own family and his retirement. He plans to spend 10 months out of the year traveling between his other two homes outside of New York.
The Bay Ridge palace is reminiscent of another Brooklyn mansion that once sought $30 million when it hit the market more than 10 years ago. The home at 2458 National Drive in Mill Basin, built by the family of a Russian oligarch and featured in the award-winning film “Anora,” sold for just $10 million in 2018.
