AI Developer Subleases 80K SF at 1 WTC

One artificial intelligence company is replacing another on a sublease at 1 World Trade Center.
San Francisco-based Scale AI is taking 80,000 square feet at the Financial District tower, the Commercial Observer reported. It is subleasing the space from Wunderkind, an AI-powered marketing service.
Scale, which provides data and technology for the development of AI applications, is set to relocate from its 27,000-square-foot digs at 218 West 18th Street early next year. The relocation will allow Scale to more than double its in-office headcount in Manhattan.
The asking rent for the space on the 74th and 75th floors of the building was $65 per square foot and the sublease runs until the beginning of 2030. CBRE’s Eddie Sisca and David Opper represented the subtenant, while Savills’ Scott Bogetti and Will Joumas and CBRE’s David Hollander represented the sublandlord.
None of the numerous parties involved in the sublease or the building commented to the outlet on the deal.
The building co-owners are The Durst Organization and the Port Authority of New York and New Jersey. The building spans 3.1 million square feet and more than 100 stories.
In May, Durst made the 89th and 90th floors available to lease, the first time they’re being marketed to office tenants. The landlord is looking to capitalize on the sky-high floors and score rents in the ballpark of $160 per square foot.
The Bank of New York last month agreed to sublease 192,000 square feet from media giant Conde Nast. The bank plans to occupy the four floors for four years while it renovates its headquarters at 240 Greenwich Avenue.
A year ago, Scale agreed to sublease between 170,000 and 180,000 square feet at 650 Townsend Street in San Francisco, one of the larger leases of the year in the Bay Area.
