Adams Administration Announces Fordham Landing South
Mayor Eric Adams is betting big on the Bronx waterfront, unveiling plans for Fordham Landing South — a 927-unit, 100-percent affordable housing project on an underused stretch of the Harlem River.
The development, a partnership between Dynamic Star, Lettire Construction and the city, will bring two mixed-use buildings, public waterfront access, a new road and Metro-North station access to a vacant site south of the University Heights Bridge, the mayor’s office announced.
At least 15 percent of the units will be reserved for formerly homeless families. Financing will come from the city’s Department of Housing Preservation and Development and a $55 million state award for infrastructure work.
“This stretch of the Bronx waterfront has led many lives, but will soon be home to over 900 families,” Adams said in a statement.
The announcement comes as the Adams administration touts more than 426,000 homes created, preserved or planned since 2022. The mayor also pushed through the first citywide rezoning in six decades, known as “City of Yes for Housing Opportunity,” which City Hall said will yield 80,000 new homes over 15 years alongside $5 billion in infrastructure upgrades.
Fordham Landing South is part of a larger neighborhood-building push that includes rezonings around Bronx Metro-North stations, Atlantic Avenue in Brooklyn and areas in Midtown South, Jamaica and Long Island City. The administration is also advancing its “City of Yes for Families” strategy to promote housing near schools, transit, parks and grocery stores, as well as boosting homeownership tools and tenant protections.
Dynamic Star co-founder and CEO Gary Segal called the Bronx project “the long-held dream of transforming this neglected stretch of Bronx waterfront into a vibrant, accessible community… What was once deserted will soon be a destination — a place where families can live, work and thrive for generations to come.”
The timeline for the project is unclear; at one point, the goal appeared to be to break ground in the first quarter and deliver by 2027.
There are also questions about a separate phase of the larger Fordham Landing project. Fordham Landing North is expected to include more than 1.8 million square feet of residential space, 744,000 square feet of office space and 143,000 square feet of retail space.
At the start of the year, however, a joint venture of Blackstone and Rialto Capital filed a pre-foreclosure action against the developers of the site.
