Billionaire Adam Neumann has once again listed his Gramercy Park penthouse, but with a new offering. The WeWork co-founder is selling his sprawling condo at 78 Irving Place for $22,750,000. While previous attempts to sell the property included the entire 7,880-square-foot combination spread, the latest listing does not include the additional smaller unit, which Neumann and his wife Rebekah plan to keep for themselves, as the New York Post reported.

In 2017, the Neumanns paid $27.5 million for the duplex penthouse at 78 Irving Place and the unit below it, as well as two additional apartments on the ground floor for $7.2 million.
After trying to sell it off-market, Neumann officially listed the entire home in 2020 for $37.5 million and later in 2023 for $32 million. Most recently, the condo was listed for $24.99 million in 2024.
This time around, “just” the three-story, 6,630 penthouse is part of the listing. Each floor measures roughly 2,200 square feet and is topped by a 955-square-foot rooftop terrace.
As the New York Post reported, the additional apartment will serve as a “guest suite or home base” when the couple is in the city.

In total, there are five bedrooms, four baths, and two half baths. A spiral staircase reaches every floor. Other unique design touches include picture moldings, crystal chandeliers, pale gray herringbone flooring, and metallic accents throughout, as 6sqft previously reported.
The property is co-listed by Madeline Hult Elghanayan of Douglas Elliman and Jason Haber of Compass.
“This is a singular apartment in today’s market. It should be advertised as such,” Haber told the Post.
“And so we bifurcated it to one that is no longer on the market. And now we’re focusing our full efforts on this very special residence in and of itself, not with another apartment attached to the sale.”
