Flatiron Building condos will have enormous great rooms, unique layouts, and prices from $10.95M


More details have been revealed for one of New York City’s most anticipated new developments. The Flatiron Building at 175 Fifth Avenue is being converted to condominiums after over a century as a commercial property. With the offering plan officially accepted by the New York State Attorney General’s office last month, new information on prices, floor plans, and amenity spaces is now public. In the offering, apartments at the 22-story landmarked Beaux-Arts tower start at $10,950,000 for a three-bedroom, with the most expensive listed at $50 million for a five-bedroom.

The Brodsky Organization and the Sorgente Group, along with SLCE Architects, are leading the transformation of the iconic building from office and commercial space into 38 luxury residences. As 6sqft previously reported, the redevelopment involves a multi-year renovation, including replacing more than 1,000 windows, restoring thousands of terra-cotta fixtures, and repairing the six-foot-tall cornice.
AD100 designer William Sofield’s Studio Sofield is designing all private residences, as well as the amenity spaces, to integrate the building’s iconic exterior architecture.
For the first time, the Flatiron Building will be illuminated at night when it reopens as apartments. Approved by the Landmarks Preservation Commission, the LED lighting scheme from L’Observatoire International will be most pronounced on the top five floors beneath the cornice.

The offering plan, approved on September 22, provides a snapshot of pricing and layouts for the apartments. There are 38 total residential units, three commercial units, and 38 storage units. The total sellout price is $380,860,000.
Floor plans reveal expansive great rooms, unique layouts, and bathrooms with rounded windows. In the offering, the least expensive unit will be a 3,000-square-foot, three-bedroom, three-bath, asking approximately $10,950,000, and four-bedrooms will start at around $15,500,000.

The most expensive units listed in the offering include a $48,000,000 five-bedroom on the 20th floor that measures about 7,400 square feet and has an enormous great room measuring nearly 77 feet long. A $50,000,000 five-bedroom on the 21st floor is about the same size but comes with a 33-square-foot terrace.
There is no price listed for the building’s crown jewel, the penthouse, but it will have four bedrooms, four and a half baths, and nearly 4,600 square feet of interior space. The unit also has a wraparound terrace that measures over 3,200 square feet and a lower-level accessory space.
Amenities will take up the lower levels of the building, and include a swimming pool, hot spa, and cold plunge, bike storage, a lobby, a package room, a lounge and a game room, a kitchenette and bar, and a fitness center.
