On the Rockaway peninsula, new rental opens lottery for 37 apartments, from $2,650/month

Applications are being accepted for 37 middle-income apartments at a new residential development on the Rockaway peninsula. Located at 60-14 Beach Channel Road in Arverne, a small neighborhood between Rockaway Beach and Far Rockaway, the five-story building includes contemporary residences, surrounded by the Atlantic Ocean on one side and the Jamaica Bay on the other. New Yorkers earning 130 percent of the area median income can apply for the units, priced from $2,650/month studios to $2,800/month two bedrooms.

Developed by Zev Mayer and designed by Nikolai Katz, the building has 122 apartments, which feature premium finishes, open layouts to maximize convenience and comfort, and oversized windows to fill each home with natural light.

Amenities include a lounge, shared laundry room, covered parking, high-speed internet, and green space. The building is pet-friendly.

The property has changed hands several times in recent years. In February 2023, United Developers sold the property for $5.6 million to Rajive Maret and Xhelal Ahmetaj, as reported by PincusCo. At the time, the developers tapped Badaly Architects to design the project.

In April 2024, Zev Mayer, through the entity 6014 B, bought the property from Rajive Maret for $7.75 million, in a deal brokered by Jason M. Gold and Gabriel Elyaszadeh of Ariel Property Advisors, according to Traded.

Mayer filed permits for the building in November 2024, replacing a four-story, 78,813-square-foot structure built in 1910, according to Marketproof. Financing includes a $6 million loan from Broad X Funding.

Nearby public transit options include the A train and the Q22 and Q52-SBS buses.
