Townhouses With Parking Snag Top Brooklyn Contracts

A deal for a newly constructed townhouse last week added to the property type’s reign atop Brooklyn’s luxury market.

The Carroll Gardens home asking $8 million was the priciest among Brooklyn’s signed contracts last week, according to Compass’ weekly report for contracts signed on homes asking at least $2 million. It was one of 20 contracts signed from Aug. 18 to Aug. 24, which included 10 condos and 10 houses. 

The total contract volume last week was $67 million, down from $83 million across 20 deals reported in the previous week. During the same week last year, the borough had a contract volume of $48 million. 

The townhouse at 405 Sackett Street spans 4,500 square feet across four floors, with six bedrooms and four bathrooms. 

The seller was Ruben Damaghi, a real estate developer who focuses on Brownstone Brooklyn. 

The parlor level comes with a marble mantle and ethanol fireplace in the sitting room and a chef’s kitchen to the rear. The garden level has a great room with double-height ceilings, a custom wet bar and access to the landscaped garden, which has an outdoor kitchen. 

The third floor holds the primary suite with a walk-in closet and a bathroom with a marble shower room and heated floors. The home also has a roof terrace with skyline views.

The valet parking is offered for two years.

Douglas Elliman’s Alexander Maroni and Jack Chiu had the listing. 

The second priciest contract in Brooklyn last week went to 29 Lefferts Place in Clinton Hill, which asked $6.25 million. 

The nearly 5,800-square-foot townhouse comes with six bedrooms and four full bathrooms. 

The home has a 37-foot private garden and access to a two-story garage.

The parlor level has ceilings over 11 feet, white oak herringbone floors and a living room with a wood-burning fireplace. The full-floor primary suite has a walk-in closet and an en-suite bathroom with a double vanity, soaking tub and glass-enclosed shower. 

Compass’ Tali Berzak and Isaac Metcalf had the listing. 

Homes entering contract last week had an average price per square foot of $1,500 and a median asking price of $2.75 million.
