Bill Ackman Sells UWS Co-op For $9M

Bill Ackman sold one of his two Upper West Side apartments for a steep discount. 

The billionaire hedge funder traded a co-op at 211 Central Park West, known as the Beresford, for $9.4 million, according to public records. The deal, down from the $13.5 million he paid for it in 2017, works out to roughly $3,200 a square foot. 

The Pershing Square Capital Management founder bought Unit 8F about a month before he closed on another unit on the same floor for $8.6 million. Ackman sought to offload both apartments, listed in November with the option to purchase separately or together, for a combined $20 million. 

Unit 8F, which nabbed a signed contract in April, spans more than 2,900 square feet and has three bedrooms and three bathrooms. It also features a gas fireplace, an eat-in kitchen and views of Central Park. 

Unit 8E is still on the market with an asking price of $8.3 million. 

Corcoran’s Deborah Kern and Sloane Square’s Vivian Fisher, who represented Ackman in the deal, declined to comment. Both brokers are sharing the listing for the remaining apartment. 

Before buying the two eighth-floor units, Ackman lived at the pre-war co-op with his ex-wife, Karen Ann Herskovitz. The couple paid $26 million for a duplex in 2006, which at the time was the property’s priciest deal. 

The 20-story building between West 81st and West 82nd streets is known for housing a number of notable buyers, including actor and comedian Jerry Seinfeld, actress Glenn Close, singer Diana Ross and the former CEO of Coach, Lewis Frankfort. Amenities in the building include full-time doormen and a fitness center. 

Among Ackman’s other Manhattan trades are a Norman Foster-designed penthouse on West 77th Street, which he bought for $22.5 million and later went to bat over plans for the property with the Landmark Preservation Commission. He also paid $91.5 million for a penthouse at Extell Development’s One57 in 2015.
