Duplex Penthouse On McCarren Park Sets Greenpoint Record
A penthouse with a private rooftop hot tub has set a record for the priciest condo sale in Greenpoint.
The top-floor duplex at 524 Manhattan Avenue sold for $5.975 million in an off-market deal, a surprise entrant into a neighborhood that has thus far been dominated by new development sales at the top of the market.
Chubet previously listed the apartment for $8 million in 2022 before taking it off the market at the start of 2024. He said he had since listed it as a Compass Private Exclusive, before receiving a call from Jones, who had been checking in on delisted apartments that fit his client’s requirements.
The sale unseats a penthouse unit at Quadrum Global’s The Huron on 29 Huron Street that sold for $5.7 million, or roughly $2,400 per square foot, last October.
It would have had a claim as the most expensive deal in Greenpoint, if not for a two-family home at 111 Noble Street that closed for $6.9 million in July. The all-cash buyer paid roughly $1,200 per square foot for the roughly 6,000-square-foot home.
In North Brooklyn, the median price of homes sold rose 6 percent year-over-year to $1.46 million, but the average price per square foot fell 2 percent to $1,483, according to Corcoran’s second quarter market report.
The 1,780-square-foot home overlooking McCarren Park comes with two primary bedrooms, three bathrooms and an additional 680 exterior square feet. The deal comes out to over $3,300 per interior square foot.
The seller underwent a $2 million renovation that involved receiving board and city approval to create a recreational rooftop with a private hot tub, according to Compass’ John Chubet, who had the listing.
The seller bought the home for $1.9 million in 2019, according to public records. The seller is an LLC tied to Ronen Segev, who sells pre-owned Steinway Pianos through his business Park Avenue Pianos.
A keyed elevator opens into the triple-height great room, which opens up to the eat-in kitchen.
The top-floor home has floor-to-ceiling windows in the great room, along with one of the three terraces. Both of the primary bedrooms, one of which is on the second floor accessed by a staircase off the living area, also have terraces.
“I’ve seen the 57th Street Billionaires’ Row views,” Chubet said. “This one’s different, in that it’s more bespoke — it’s uniquely Brooklyn.”
The roof terrace features a custom western cedar round hot tub, outdoor kitchen and a heated cabana with a retractable roof.
Nest Seekers’ Cornell Jones brought the buyer, who he said had been renting another unit on McCarren Park and was looking for a multi-floor unit in the area with outdoor space.
After initially touring the home in February, Jones’ client had concerns about the closet space, but ultimately returned to the unit after touring other potential options.
“It’s a very beautiful apartment, there’s not anything like it,” Jones said.
