NYC Top Real Estate Deals: Thursday, June 5, 2025


In New York City, there were about 188 deals recorded, totaling about $344.2 million.

🏆Residential: The top residential deal recorded in New York City was actor Hugh Jackman’s split of his West Side penthouse with his estranged wife Deborra-Lee Furness. City records for the unit at 100 Eleventh Avenue valued the penthouse at $23.6 million. But the deed shows the property is worth $11.7 million — about half the penthouse’s value. Via a shell company, the couple picked up the unit for $21 million in 2022. The buyer in the latest deal is Phoenix Rising I LLC. The buyer and seller are tied to the same Beverly Hills investment firm.

🏆Commercial: Soho recorded the top commercial deal in New York City. A company tied to Tishman Speyer scooped up a 12-story office building at 148 Lafayette Street for $105.5 million, or almost 17 percent off its last sale price. The seller was a company affiliated with EPIC that had owned the building since 2012, when the firm paid $126.5 million for it. Tishman had been in talks to buy the building since at least 2020. A Blackstone subsidiary took over and refinanced a $56 million loan on the building and issued a new $12.3 million mortgage to the new owner.

📊Commercial: A company managed by Miami-based Doug Levine, the founder of Crunch Fitness and head of Big Move Properties, scooped up a five-story redeveloped commercial building at 216 Bowery in Nolita for $6.3 million — just under half of its last trade price of $13 million in 2016. The seller was Cholla 216 LLC; the deed lists Maria G. Breland as the company’s investment operations manager. Earlier this year, Levine parted with two Wynwood office condos for $23.5 million.

📊Commercial: In the Belmont section of the Bronx, M.H.J. Motel Corp unloaded a two-story motel known as the Bronx Park Motel at 2500 Crotona Avenue for $6 million. The 20,000-square-foot property was built in 1959. The new owner is an entity tied to Eric Koch and Mitchell Suss.

📊Residential: Alexander Wolfman parted with two condominium units at 200 Chambers Street in Tribeca for $5.9 million. The buyer was James Goldman. Wolfman paid $5.7 million for the spread in 2017.

📊Residential: The Howard Kelly Trust sold a condo unit at 7 Harrison Street in Tribeca for $5.5 million that it had picked up in 2015 for just under $6 million. The three-bedroom apartment spans about 2,100 square feet, pricing the deal at more than $2,600 per square foot. The condo’s newest owner is a trust linked to Kirk and Susan Baxter. Kirk Baxter is an Oscar-winning Australian film editor who has worked on movies like The Social Network and The Girl with the Dragon Tattoo.

📊Residential: A four-bed sponsor unit at The Astor at 235 West 75th Street on the Upper West Side traded hands for $5.3 million. The buyers were Wei Chen and Xueyan Guo. The original listing price, from 2016, was $7.3 million. Douglas Elliman’s Kyle Egan, Will Rivera and Katherine Gauthier represented the owner, developer CIM Group.
