Brooklyn Townhouses Top Strong May Luxury Contracts

A restored Park Slope townhouse topped a busy week for the Brooklyn luxury market.
The home, asking $8 million, was one of 29 contracts signed for homes asking at least $2 million from May 27 to June 1, according to Compass’ weekly report. The total contract volume was $87 million, up from $74 million last week.
During the same week last year, there were 14 contracts signed for $45.5 million.
The townhouse at 600 2nd Street spans 4,500 square feet and has six bedrooms and four full bathrooms. Dating back to the early 19th century, the home had at one point been reconfigured as a three-unit multifamily home, according to an Architectural Digest interview with the sellers.
With the help of architect Jeffery Povero, they undertook a multimillion-dollar renovation after purchasing the home for $3.9 million in 2016. The parlor level features herringbone oak floors, restored crown molding and latticework arches, with a wood-burning fireplace in the rear. The primary suite has a gas fireplace and walk-in closet, and a soaking tub, dual sinks and heated floors in the bathroom.
The home was originally listed for $10 million by Douglas Elliman in the fall of 2024. Serhant’s Emanuele Fiore and Ryan Serhant had the listing.
The second priciest contract last week went to a newly developed townhouse in Greenpoint asking $5 million.
The home at 584 Leonard Street is part of a two-unit project from development firm LTNG, which consists of a penthouse and townhouse. The penthouse went into contract asking $5.7 million in February.
The townhouse spans 3,460 square feet and has four bedrooms, three full bathrooms and an 890-square-foot private backyard.
The newly constructed townhouse continues a trend of developers trying to take advantage of the borough’s booming townhouse market, where homes in Brownstone Brooklyn regularly trade for eight figures.

Contracts last week had a median asking price of $2.7 million and an average price per square foot of $1,264.
