An all-electric, 30-story residential tower in Downtown Brooklyn launched a housing lottery this week for 98 middle-income apartments. Located at 89 Dekalb Avenue, the sustainable development features a smart glass facade, thoughtfully designed residences, and academic and office space for Long Island University. New Yorkers earning 130 percent of the area median income can apply for the units, priced from $3,000/month studios to $4,376/month two bedrooms.
Developed by RXR and designed by Perkins Eastman, the tower includes 324 apartments with interiors by Whitehall Interiors, and 55,000 square feet of academic and office space for Long Island University. The design also features three additional levels with separate entrances, allowing the university to expand further.
Residents will have access to nearly 15,000 square feet of indoor and outdoor amenities, including co-working areas, a dining room, an indoor and outdoor covered fitness center, a yoga studio, a screening room, a private study, and a podcast studio. Additional features include a shared laundry room, a business center, a bike storage room, and a pet spa.
Eighty Nine Dekalb topped out last August and will welcome its first residents this fall.
The project marks the second collaboration between RXR and LIU. In 2020, RXR provided a new athletic field and around 18,000 square feet of flex space for the college at The Willoughby, a development with 476 apartments around the corner from 89 Dekalb, as 6sqft previously reported.
Nearby public transit options include numerous subway and bus routes, as well as the Long Island Rail Road, accessible from Atlantic Terminal. The property is also just minutes from Trader Joe’s, a wide range of restaurants and shops, and entertainment venues like the Brooklyn Paramount.
