60-story Downtown Brooklyn rental opens lottery for 178 apartments, from $1,793/month

A housing lottery launched this week for 178 mixed-income apartments in a new residential tower in Downtown Brooklyn. Rising 60 stories at 589 Fulton Street, The Brook is one of the tallest buildings in the borough, offering apartments with views in every direction. New Yorkers earning 80 and 130 percent of the area median income can apply for the affordable units, priced from $1,793/month studios to $4,250/month two bedrooms.

Developed by Witkoff and Apollo and designed by Beyer Blinder Belle, the 603-foot tower features 591 luxury apartments with interiors by Bonetti Kozerski. Construction began in June 2022, just days before the 421-a tax abatement expired, allowing the developers to qualify for the incentive. The tax break requires 30 percent of The Brook’s units to be affordable.
Located across the street from the Brooklyn Tower and soon-to-be supertall at 395 Flatbush, the building also features 30,000 square feet of ground floor retail space and an additional 12,000 square feet of retail space located in the cellar.

The Brook’s expansive 30,000 square foot amenities suite includes a rooftop terrace, basketball and pickleball courts, a library, landscaped terraces, a pool, a gym, a yoga and dance studio, community classes and events, a business center, a children’s playroom, bike storage, a shared laundry room, a dog spa, and pet-friendly policies.


Apartments feature floor-to-ceiling windows, white oak flooring, solar shades, central heat and air conditioning, and in-unit washer/dryers. Kitchens boast Italian cabinetry, Quartz countertops, and stainless steel appliances, and bathrooms have white oak vanities, Cape Cod wall tile, and modern finishes.
Current availability for the market-rate listings at the building starts at $3,870/month for a studio, $4,850/month for a one-bedroom, and $7,570/month for a two-bedroom.
The Brook is located near several subway stations served by 13 subway lines and multiple bus routes, with the Long Island Rail Road also easily accessible from nearby Atlantic Terminal.
New renters can take advantage of one month free on a one-year lease, two months free on a two-year lease, and reduced amenities fees for the first three months.
