58 apartments available at Gowanus rental, from $848/month

A housing lottery launched this week for 58 mixed-income apartments at a brand-new rental near the Gowanus Canal. Located at 240 3rd Avenue, Union Channel offers tenants light-filled apartments complemented by an impressive suite of amenities. New Yorkers earning 40, 60, 100, and 130 percent of the area median income can apply for the apartments, with studios priced from$848/month, one bedrooms from $903, two bedrooms from $1,071, and three bedrooms from $1,225.

Developed by Tavros Capital and Charney Companies and designed by Fogarty Finger, the nine-story mixed-use building contains 224 residences, according to Yimby.

Alternatively addressed as 585 Union Street, the 210,000-square-foot property also features ground-floor retail, with 200 feet of frontage along Third Avenue and 230 feet along Union Street, according to the project page.

Amenities include a garage, common area Wi-Fi, bike storage lockers, package lockers, a lounge, a business center, an outdoor terrace, a fitness center and Pilates studio, and a stunning rooftop pool with sweeping views of the Manhattan skyline.

Flaunting floor-to-ceiling windows, the apartments offer airy, light-filled interiors. Bright kitchens flow into expansive living areas, providing comfortable spaces for relaxation.

Residences also feature in-unit washers and dryers, charging outlets with USB ports, air conditioning, hardwood floors, name-brand kitchen appliances, and countertops and finishes, as reported by Yimby.

The property falls under the Gowanus rezoning, which upzoned 82 blocks of the neighborhood, paving the way for new residential development, and was approved by the city in 2021 under former Mayor Bill de Blasio.

Union Channel is part of the larger three-project Gowanus Wharf development, which includes Douglass Port, a 15-story building at 251 Douglass Street, and the two-tower Nevins Landing project at 310 and 340 Nevins Street.

Several new housing lotteries have recently launched in Gowanus, including 50 units at 655 Union Street and 90 units at 420 Carroll Street—the first residential project approved under the area’s rezoning plan.

Nearby public transit options include the D, N, and R subway lines and the B37 bus.
