$50M penthouse is the last residence available at the Upper East Side’s famed Surrey Hotel

Manhattan’s famed Surrey Hotel is making a comeback. Following bankruptcy proceedings, new owners, and a renovation, the 100-year-old Art Deco landmark at 20 East 76th Street on the Upper East Side reopened last month as a condo hotel, with 100 hotel rooms and 14 condos, part of the Surrey Residences. Now, after a whisper sales campaign, just one remaining apartment is about to hit the market: a three-bedroom duplex penthouse asking $50,000,000. The sprawling residence, the building’s most expensive, offers 5,195 square feet plus 2,346 square feet across three terraces and a private rooftop.
Constructed in 1926 as a residence hotel, The Surrey attracted celebrities and notable figures, including John F. Kennedy, Bette Davis, Rosemary Clooney, Tony Curtis, Claudette Colbert, and Ethel Merman.
The hotel was renowned for its discreet, world-class service, offering a private retreat for its famous guests to escape the public eye. Today, the building has been restored to its former glory, blending its original glamour with a modern design update.
The hotel was the subject of bankruptcy proceedings in 2020 during the pandemic, as the Wall Street Journal reported. The Reuben Brothers purchased the property that year for $150 million, at a 30 percent discount.
The landmarked building, originally designed by acclaimed architectural firm Schwartz & Gross, underwent a comprehensive, three-year restoration by BKSK Architects. Renamed The Surrey, a Corinthia Hotel, the property reopened in October.
Entrance to the building is through a stunning lobby designed by Martin Brudnizki Design Studio, which features Noir St. Laurent and Calacatta marble flooring with bespoke glass ceiling fixtures that call back to the distinct sophistication of the Art Deco period.
Two seating areas with bespoke furniture provide space for guests and residents to relax upon arrival.
Starting on the 11th floor of the building, the 14 residences include two- and three-bedroom apartments, including a duplex penthouse and a half-floor penthouse. Inspired by pre-war style, the homes feature formal rooms large enough for entertaining, custom casement windows, private entry foyers, and oak flooring in a chevron pattern throughout.
Each home also features a rare amenity: a dedicated concierge closet built into the entryway that facilitates the transfer of packages, laundry, and room service.
Kitchens feature custom millwork cabinetry with stained white oak and cantilevered Calacatta Golden marble slab islands, complemented by a fully integrated Miele appliance suite. Primary bathrooms feature custom vanities with fluted white oak millwork and white sandstone floors, countertops, and trim, equipped with a steam shower and a built-in Galatee bathtub.
All apartments offer secure keyless entry systems, multi-zone heating and cooling, in-unit washers and dryers, and a full-sized laundry room with a sink in select residences.
Residents will have access to the hotel’s amenities, which include a 24-hour attended lobby with a doorman, concierge, and all hotel services,and a state-of-the-art fitness center with an outdoor terrace. The roof terrace has been transformed into a private outdoor space inspired by traditional English cottage gardens.
The property also includes the first New York City location of the popular Mediterranean restaurant and cocktail lounge Casa Tua.
The Surrey Residences quietly launched sales in the summer, with prices ranging from $9 million to $28 million; 13 of the 14 units were in contract as of this month, according to Crain’s.
Sales and marketing for the residences are being represented by Douglas Elliman Development Marketing, led by agents Lauren Muss and Michelle Griffith.
