35 mixed-income apartments available at Gowanus luxury rental, from $946/month


A housing lottery has launched for 35 mixed-income apartments at a new boutique residential development on the border of Gowanus and Carroll Gardens. Located at 544 Carroll Street, the 17-story building offers townhouse-style living, spacious units, and a suite of upscale amenities at the intersection of two vibrant Brooklyn neighborhoods. New Yorkers earning 40, 60, and 110 percent of the area median income can apply for the units, with rents set at $2,621 for studios, $946 to $2,800 for one-bedrooms, and $1,123 to $1,758 for two-bedroom apartments.

Developed and designed by Avery Hall Investments with L+Z Architecture as the architect of record, the building contains 133 residences, according to Yimby.
Amenities include a pet spa, bike storage lockers, a gymnasium, a yoga & Pilates studio, a landscaped courtyard, outdoor areas, a recreation room, a children’s playroom, a rooftop terrace, a sundeck with barbecue grills & prep kitchen, and a co-working space.
Other amenities include a recycling center, green space, package lockers, storage, security cameras, and a virtual doorman. The apartments are equipped with in-unit washers and dryers, dishwashers, high-end countertops and finishes, and energy-efficient appliances.

Avery Hall and Declaration Partners began assembling the site at the southwest corner of Carroll Street and Fourth Avenue in 2019, first purchasing the main parcel at 272 Fourth Avenue for $15 million, according to Yimby.
They later acquired 274 Fourth Avenue and 538 Carroll Street for $5.3 million. To maximize the project’s development potential, the team paid $30 million for 50,000 square feet of air rights from the adjacent MTA substation at 276 Fourth Avenue, enabling a larger building.
The project falls under the 2021 Gowanus rezoning, which upzoned 82 primarily industrial blocks to allow for new housing development. The rezoning has since spurred a building boom, with over 7,000 apartments constructed and many more in the pipeline. Cleanup of the canal, a superfund project, started in 2010 and remains ongoing.
Nearby public transit options include the R train at the Union Street subway station.
