30 apartments available at all-electric, wellness-driven Harlem rental, from $3,300/month

A housing lottery launched this week for 30 middle-income apartments at a new all-electric residential building in Harlem. Located at 1975 Madison Avenue, the eight-story development offers brand-new, spacious residences with wellness-focused amenities in the heart of the neighborhood. New Yorkers earning 130 percent of the area median income can apply for the units, priced from $3,300/month one bedrooms to $4,250/month two bedrooms.

Developed by the Davis Companies and designed by DXA Studio, the building includes a total of 97 rental units, according to Yimby.
The development takes a “future-focused” approach that prioritizes sustainability, featuring full electrification for carbon-free emissions, high-performance windows and building envelope, energy-efficient heating and cooling systems, LED lighting, efficient appliances, and other elements to ensure long-term efficiency and resilience, according to the project’s website.
DXA designed 1975 Madison to honor Harlem’s cultural and architectural legacy, incorporating a masonry facade contextualized to the neighborhood, perimeter sidewalk planters and green space, and a curated local art program.
Apartments feature high-end countertops, finishes, and kitchen appliances, hardwood floors, air conditioning, in-unit washers and dryers, and high-speed internet. The property is also pet-friendly.

The wellness-focused amenities at 1975 Madison include a tranquil outdoor garden with a meditation space and curated yoga courtyard, a rooftop terrace with grills and lounge seating, and a reservable penthouse lounge. Residents also have access to a co-working study with private work pods, a conference room, a coffee bar, and a printer, as well as a media lounge and a state-of-the-art fitness center.
Additional features include an attended lobby, mail and package rooms with cold storage, bike parking, on-site parking with EV charging stations, and a pet spa.
Residents will also have easy access to Harlem’s renowned cultural institutions and public spaces, including the historic Apollo Theater, the National Jazz Museum, and green spaces like Marcus Garvey Park and Harlem River Park.
The property offers convenient access to public transportation, including the 2, 3, 4, 5, and 6 subway lines, multiple bus routes, and the Metro-North Railroad at Harlem–125th Street.
Davis Companies broke ground on the project in December 2023, according to a press release.
The site previously housed the Metropolitan Community United Methodist Church and an adjacent residential building, both of which were demolished nearly five years ago, according to Yimby.
