28-story luxury rental opens lottery for 147 apartments in West Harlem, from $2,950/month

A luxury high-rise rental in West Harlem opened a lottery this week for 147 middle-income apartments. The 28-story building at 1440 Amsterdam Avenue sits on the campus of the New York City Housing Authority’s Manhattanville Houses and was developed as part of a deal to help repair and upgrade the complex’s six existing buildings. Located near City College and Columbia University, the new development offers high-end finishes, extensive indoor and outdoor amenities, and a new supermarket. New Yorkers earning 130 percent of the area median income can apply for the units, priced from $2,950/month studios to $4,568/month two bedrooms.

The Manhattanville Houses include six buildings with nearly 1,300 apartments and 3,000 residents. Grid Group bought the land, which had been used as parking for the development, and air rights from NYCHA in 2022 for $28 million. Artimus purchased a 50 percent stake in the property from Lefkas Realty, according to The Real Deal.

The funding from the transaction is designated for comprehensive building repairs and upgrades through NYCHA’s Permanent Affordability Commitment Together (PACT) program. These include apartment renovations, building infrastructure improvements, as well as upgraded social services and community programs for residents.

Designed by GLUCK+, 1440 Amsterdam will offer 490 apartments. Current availabilities for market-rate units start at $3,600/month for a studio and $5,395/month for a two-bedroom, two-bath unit.

Amenities include a gym, media room, recreation room, rooftop terrace, co-working space, barbecue grills, outdoor areas, shared laundry room, bike storage lockers, and covered parking.

The building also includes a new ground-floor Associated Supermarket, replacing a neighborhood grocery store that was destroyed in a fire in November 2013.

The building is pet-friendly, allowing up to two cats, one dog up to 45 pounds, or two dogs with a combined weight of 80 pounds. It also features a dog-washing station and requires a refundable one-time $300 pet deposit.

Nearby public transit options include the 1 subway line and the M4, M11, M100, and M101 buses.

NYCHA’s Real Estate Development Department began hosting resident meetings in July 2021 to inform tenants about the project and gather feedback on their needs and priorities. The new building includes a dedicated community space for Manhattanville Houses residents, along with 28 reserved parking spaces in the indoor garage.
