122 apartments for low-income seniors available at new 17-story building in Hudson Square

Applications are now being accepted for 122 affordable apartments for seniors at a new development next to Google’s Hudson Square headquarters. Located at 570 Washington Street, the 17-story building offers spacious units designed for residents ages 62 and older, with a slew of modern amenities to promote comfort, connection, and wellness. Applicants must have at least one household member age 62 or older, qualify for Section 8 benefits, and earn 50 percent of the area median income or less. Eligible New Yorkers will pay 30 percent of their income for the available studio, one-, and two-bedroom apartments.

Developed by Jonathan Rose Companies, Atlas Capital Group, the Baupost Group, and Zeckendorf Development and designed by COOKFOX and SLCE, the 175-unit building is the affordable housing component of 80 Clarkson. The two-tower, full-block condominium project will deliver more than 100 ultra-luxury condos and is considered one of the city’s most anticipated new developments.

Amenities at 570 Washington include a community room with a warming kitchen, a health and wellness center, a library, a computer room, a fitness center, bike storage, shared laundry facilities, and on-site management.

Residents will have access to supportive services, including case management and group programming, provided by the Jewish Association Serving the Aging (JASA). Settlement Housing Fund will serve as the project’s administrative agent, as 6sqft previously reported.

The project is aiming for LEED Gold certification and will adhere to Local Law 97’s carbon emission cap. Sustainable features include an energy-efficient heat pump heating and cooling system, water-preserving fixtures, efficient LED lighting, and stepped green roofs.

Nearby public transit includes the 1, 2, 3, C, and E subway lines and numerous bus routes.

In early 2022, Zeckendorf Development, Atlas Capital, and the Baupost Group acquired the site for $340 million, with a projected $1 billion sellout for the residences, according to Yimby. The property lies directly north of Google’s COOKFOX-designed headquarters at the site of the former St. John’s Terminal.
